Inventory reports
A clear record from the very beginning.
A professional inventory creates a detailed record of a property before a tenancy begins.
We inspect the property room by room, documenting its condition, cleanliness, fixtures, fittings and contents. Clear photography supports the written report, giving landlords, agents and tenants a reliable point of reference throughout the tenancy.
Your inventory report can include:
- The condition and cleanliness of each room
- Walls, ceilings, floors, doors and windows
- Fixtures, fittings, furniture and appliances
- Existing marks, damage or signs of wear
- Gardens, balconies and external areas
- Meter readings, where accessible
- Keys, fobs and access devices
- Detailed photographic evidence
- A clear beginning makes for a better handover at the end.
Check-in reports
Start the tenancy with everything accounted for.
A check-in records the property at the point it is handed over to the tenant. We confirm the condition of the property against the inventory and record the practical details of the handover. This gives the landlord, agent and tenant a shared record of how the tenancy began.
A check-in report can include:
- Confirmation of the property’s condition
- Meter readings, where accessible
- Keys, fobs and access devices provided
- Relevant observations made during the appointment
- Tenant comments relating to the report
- Photographic evidence
- Digital delivery of the completed report
Inventory and check-in services can also be arranged together, creating one complete beginning-of-tenancy record.
Mid-term inspections
A mid-term inspection provides an up-to-date record of the property while the tenancy is in progress.
It helps landlords and managing agents understand how the property is being looked after and identify visible maintenance concerns before they become more serious.
A mid-term inspection can record:
- The general condition and cleanliness of the property
- Visible maintenance or repair concerns
- Signs of damp, mould, leaks or water damage
- Changes since the original inventory
- The condition of supplied fixtures, fittings and contents
- Gardens, balconies and external areas
- Relevant concerns raised by the tenant
- Supporting photographic evidence
It is a simple way to remain informed without waiting until the end of the tenancy.
Check-out reports
See what has changed, and what has not.
At the end of the tenancy, we inspect the property against the original inventory and check-in report.
The check-out provides a clear room-by-room comparison, recording changes in condition, cleanliness and contents.
A check-out report can include:
- Comparison with the original inventory
- Changes in condition or cleanliness
- Missing, replaced or damaged items
- Visible maintenance concerns
- Meter readings, where accessible
- Keys, fobs and access devices returned
- Observations relating to fair wear and tear
- Detailed photographic evidence
Handoverly records the condition of the property clearly and independently. Decisions concerning responsibility, costs or deposit deductions remain with the landlord, agent, tenant and, where relevant, the deposit protection provider.
For the clearest report, the inspection should take place after the tenant has removed their belongings and completed any cleaning.
Schedules of condition
The condition of the property, clearly recorded.
A schedule of condition provides a written and photographic record of a property at a particular point in time.
Unlike a full inventory, it focuses primarily on the condition of the property rather than creating a detailed list of every item.
A schedule of condition may be suitable for:
- Newly completed properties
- Recently refurbished homes
- Furnished or serviced accommodation
- Properties awaiting occupation
- Existing tenancies without a current condition report
- Properties changing owner or managing agent
- Managed residential developments
We record the visible condition of each relevant area, supported by clear photography.
The result is an accurate snapshot of how the property stood on the day of inspection.
Vacant property inspections
Keep track of your property while it is unoccupied.
An empty property should never become an overlooked property.
Handoverly provides scheduled visits to vacant properties, creating a clear, photographic record of their visible condition at the time of each inspection.
During the visit, we can look for:
- Visible signs of leaks or water damage
- Damp, mould or condensation
- Damage or signs of unauthorised access
- The general internal and external condition
- Accessible doors and windows
- Gardens and outside areas
- Post or deliveries visible at the property
- Meter readings, where required and accessible
- Anything that may require the client’s attention
Vacant Property Inspections are suitable for properties:
- Between tenancies
- Undergoing refurbishment
- Awaiting sale
- Awaiting occupation
- Temporarily unoccupied
- Held within a managed property portfolio
For properties subject to insurance conditions, the required frequency and scope of visits should be confirmed with the insurer.
One property or an entire portfolio.
We work with private landlords, letting agents, property managers, developers, relocation providers and portfolio owners.
From a single inspection to recurring appointments across multiple properties, the approach remains clear and consistent.
